Canterbury is an apartment complex that provides housing for the elderly and disabled. We offer rental subsidy or assistance through the U.S. Department of Housing and Urban Development (HUD). Canterbury is located within walking distance of medical-related services, grocery stores, banks, the Veterans Administration Hospital, many restaurants, and other retail stores.
Canterbury is a not-for-profit project conceived and sponsored by St. Mary's Episcopal Church of Big Spring. Its main purpose is to offer clean, safe housing to the elderly and disabled. We do not provide nursing services, and all residents must be able to take care of the tasks of daily living for themselves.
1. Persons or families are admitted regardless of race, color, creed, national origin, religion, sex, or physical handicap. Occupants must be:
(a) A single person 62 years of age, or a physically handicapped person
under the age of 62 years of age but over 18 years of age.
(b) The head of the household or spouse being 62 years of age, or under
62 years of age and handicapped.
INCOME QUALIFICATIONS
In our Canterbury South building located at 1700 Lancaster, housing is available to those individuals whose total gross income is less than $18,150; and for families of two persons with a total gross annual income of $20,750.
The Canterbury North building located at 1600 Lancaster has different income limits which are: An individual must have a gross annual income below $11,300, and a family of two must have a gross annual income below $12,950.
Some examples of income include: Social Security benefits, S.S.I., other pensions, interest from savings or checking accounts and CD's, dividends, royalties, or assets in excess of $5,000 which would be figured as a part of one's gross annual income, based on the current passbook savings rate determined by H.U.D.
The rent is the greater of 30% of your adjusted income (gross income minus $400 and any medical expense deductions) or 10% of the gross income. These deductions include: Medicare premiums, supplement health insurance, services of physicians and health care professionals, dental expenses, eye glasses, health aids or equipment such as walkers, wheelchairs, etc., and payments on accumulated medical bills. There is also a $400 allowance per household for unreported medical expenses that is deducted from the total gross annual income before the rent is determined. This amount is divided by 12 to determine a monthly amount. Utilities, electricity, gas and water are included in the tenant's portion of the rent.
SECURITY DEPOSIT
A security deposit is due when one rents an apartment. The amount of the deposit is equal to the tenant's portion of one month's rent.
There are 120 apartments at Canterbury South. They consist of 35 efficiency apartments, 81 1-bedroom apartments and 4 2-bedroom apartments. Of those, 11 are designed for the handicapped.
Canterbury North consists of: 59 apartments: 14 efficiency apartments, and 45 1-bedroom apartments. There are no 2-bedroom apartments or those specifically designed for the handicapped at Canterbury North.
All apartments include the following: carpeting, drapes, range (electric), refrigerator, garbage disposal, individually controlled heating/air conditioning units, smoke detectors, and emergency call switches. Residents complete these units with their own furnishings. The handicap apartments at Canterbury South have large roll-in showers, and all of the other apartments have bathtub units with non-skid floors and include grab bars for additional safety.
APPLICATIONS AND WAITING LISTS
Anyone interested in living at Canterbury must contact Canterbury South
at (432) 263-1265, or Canterbury North at
(432) 263-1238. Residents are usually admitted according to their date
of application on a first-come, first-serves basis. In accordance with
HUD regulations, exceptions are made for applicants who are in one of the
following situations.
1. Applicants that are, or will be involuntarily displaced.
2. Applicants that are currently homeless or living in substandard housing.
3. Applicants paying 60% or more of their monthly income for housing and related utilities.
4. Applicants who are physically handicapped will be given preference for a handicap accessible apartment when it is available.
All situations mentioned above must be verified.
